3. Spalling Bricks
Spalling occurs when water enters brick, freezes, and expands, causing the brick face to peel, pop, or flake off. You might notice pieces of brick on your roof or ground near the chimney. Spalling will worsen with each freeze-thaw cycle until addressed.
4. Damaged Chimney Crown
The crown is the concrete or mortar cap that seals the top of your chimney around the flue. Cracks in the crown allow water entry that damages the chimney structure. Look for visible cracks from ground level with binoculars, or have a professional inspect during a roof visit.
5. Rust on Damper or Firebox
Rust inside your fireplace indicates moisture problems. If your damper is rusting, it may not seal properly, affecting draft and energy efficiency. Rust in the firebox or on glass doors also suggests water intrusion that needs investigation.
6. Damaged Flashing
Flashing seals the joint between your chimney and roof. Look for visible gaps, lifting, or rust. Water leaks around poorly maintained flashing cause ceiling stains, rotted wood framing, and mold growth in your home.
7. Leaning Chimney
A chimney pulling away from your house indicates serious structural problems with the foundation or footing. This requires immediate professional assessment—a leaning chimney can collapse.
